This fee covers the high energy cost required to maintain a comfortable temperature. ♨️ Pool Heater Disclaimer: ● While the Host will make every effort to keep the heater in good working condition, occasional malfunctions may occur. If the heater is unavailable, the daily fee will be fully refunded; no additional credits or refunds will be issued. ● Please also note that pool heating performance may be affected by outdoor weather conditions. During colder temperatures, especially overnight, the heater may not be able to maintain or quickly reach the desired pool temperature. From May 23 to Sept 1, the community is open to our guests and the following amenities will be included with your stay. ● 90-acre lake ● Towamensing Trails Beach lake access. NOTE: Lake may close without notice if it fails periodic testing ● Community swimming pool (open seasonally) ● Clubhouse with lounge/ restaurant ● Community playground ● Courts to play volleyball, tennis & basketball. 🎫Our home includes 8 community amenity badges required to access Towamensing Trails amenities. These badges are assigned to the home and are provided for guest use during your stay only. Badge Rules: ● Badges must be worn and clearly visible at all times when using community amenities ● Badges must be left inside the home at checkout ● Do not take, discard, or remove the badges from the property Lost, unreturned, or damaged badges will result in a $150 replacement fee per badge. Additional one-day amenity passes may be available during the summer season, subject to community rules and availability. Note: No badges are required for children under the age of 5. Same-day or last-minute bookings are not guaranteed and may be declined if community requirements cannot be met in time. Guests are encouraged to book in advance to ensure a smooth check-in experience. ℹ️ Standard Amenity Availability Disclaimer: While we take great care to maintain all onsite amenities to a high standard, peripheral amenities—including pool heating, hot tub, sauna, fire pit, and BBQ—may occasionally experience maintenance or operational issues, sometimes due to prior guest use. Should an issue arise, we will communicate transparently and work to resolve it as quickly as possible. However, due to short turnaround windows between stays, repairs may not always be completed prior to your arrival. In the uncommon event that an advertised amenity is unavailable during your stay, a courtesy credit of up to $80 per day per affected amenity may be offered. To help us resolve any issue as quickly as possible, we kindly ask that guests provide real-time evidence (such as photos or a short video) when reporting the concern. This documentation helps our maintenance team accurately diagnose the issue and ensures all communication remains transparent and properly documented on the booking platform. No additional compensation, refunds, or trip adjustments will apply. By booking, guests acknowledge and accept this policy. 🔍Lost and Found: If any personal belongings are left behind after your stay, we're happy to coordinate returning them. Please note that guests are responsible for all shipping costs, as well as a handling fee to cover our team's time, labor, and travel required to package and ship the item(s).
