📄 SHORT-TERM RENTAL AGREEMENT All guests are required to sign our Short-Term Rental Agreement upon booking. It includes important details such as check-in/check-out times, house rules, and stay guidelines. 🐶 PET FRIENDLY We welcome dogs under 50 lbs (maximum of 2 dogs). 🦴 Pet fee: $150 per pet, per stay 🚫 No cats allowed at this time. ➡️ Please let us know how many pets you’re bringing at the time of booking. Airbnb will automatically include the first pet fee. For additional pets, we’ll request an extra $150 per pet via the Airbnb Resolution Center. All pet fees must be paid prior to check-in. 🎉 PARTIES & GATHERINGS 🚫 Absolutely no parties or large gatherings allowed — no exceptions! Per HOA community rules, homes within this community are not permitted to have outdoor garbage bins onsite due to the risk of attracting bears and wildlife. If any trash is left outside and is seen by a member of the HOA security staff, you will be fined a penalty of $350 by the HOA. All guests will be responsible for disposing of your own trash during your stay and prior to check out, any trash that does not fit within the kitchen trash bin must be disposed of directly at the HOA trash site that is about an 8 minute drive from the house. If any trash is left behind by Guests after check out, Guests will be charged $20 per trash bag. Security Cameras: For safety, there are two outdoor security cameras facing the driveway. They record audio and video but are not actively monitored. Propane Policy: While our housekeeping team does their best to ensure there is propane available for the grill, if the available tanks are empty, we would kindly ask that you refill the empty tank and provide a receipt for reimbursement. The closest facility for propane refills is only a 7 minute drive located at Frosty Mountain Beverage, 2681 PA-903, Albrightsville, PA 18210 Hot Tub Notice: We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone HOA REQUIREMENTS & FEES ✔ Community registration is required for all stays and must be completed at least 72 hours in advance to avoid delays or access issues. Registration is not available for last-minute Saturday or Sunday bookings. 🔴 Rental forms are required as per our HOA and must be filled out prior to staying at our home. After your booking is confirmed, we’ll request your email to send the community vehicle registration form (maximum of 6 permitted per booking) and rental agreement. Both must be completed and returned at least 72 hours prior to check 🔴Your stay includes 8 badges for access to the lake and pool (seasonal). 🏡 HOUSE RULES • Use of locked bedrooms will incur a fee. • No smoking, vaping, or marijuana use indoors, including burning incense, sage, or any smoke-based substances. Smoking is allowed outdoors only. All cigarette butts must be properly disposed of. Evidence of indoor smoking will result in a $500 fine. No exceptions. • Maximum 14 guests (plus a baby). All guests must be listed on the reservation. • No weapons allowed on the premises. • No parties or large gatherings allowed — strictly prohibited. • No unregistered visitors without prior approval. If the number of guests exceeds your reservation, we reserve the right to cancel without refund. • No mail deliveries unless personally arranged with the host. • No moving or rearranging the furniture. • Do not unplug electronics, including TVs, cable boxes, lamps, etc. • Pre-check-in or bag storage is only allowed when arranged and approved in advance. • Do not disturb neighbors — no loud noise or music after 9 PM. • Septic System Notice: Only flush toilet paper. Do not flush wipes, sanitary products, or large amounts of paper to prevent plumbing issues. • Tampering with locks or security cameras is strictly prohibited. We had an amazing 3-night getaway in the Poconos. The house is beautiful, very clean, and incredibly spacious with plenty of room to relax. We loved the board games, the clean sauna, and the outdoor jacuzzi on the patio -such a great way to unwind. The only thing we wished was different was the weather- it rained a bit, so we couldn’t spend as much time outdoors as we would’ve liked. But overall, the house was spotless, cozy, and perfect for a getaway. We would absolutely love to come back in the summer!

We had an amazing stay at this beautiful home! It was perfectly set up for our large group of 15 adults and kids, with plenty of space for everyone to relax and enjoy time together. The house itself is absolutely gorgeous, warm, inviting, and decorated so beautifully throughout. The cinema room was a huge highlight and quickly became the kids’ favorite spot. Movie night was such a fun experience, and we loved how thoughtfully the home was designed for families. The jacuzzi was also a fantastic addition and such a great way to unwind, especially in the winter weather. The welcome snacks left by the host were such a kind and appreciated touch and made us feel right at home. Despite some snowfall during our stay, the home remained cozy and comfortable. A few outdoor areas were a bit snowy and icy, and we weren’t able to use the fire pit this time, but that certainly did not take away from how much we enjoyed the property. We had an amazing stay! The house is a new construction, amazingly beautiful, spotless and very comfortable. We felt right at home from the moment we arrived. The location was easy to find, and check-in was seamless. The hosts and co-hosts were incredibly friendly and communicative, with responses within just a few minutes.
