For your convenience and safety, salt and shovels are provided on-site for guest use. Please note that some amenities are seasonal. The outdoor firepit may not be accessible during the winter months due to snow and weather conditions.

Cameras do not actively record video or sound during guest stays. 🔥 LIVING ROOM FIREPLACE Living room fireplace is NOT functional at this time. 🔥 FIREPIT NOTICE Firewood is not provided with your stay. ✹ Please note that our BBQ unit is a Blackstone griddle. We do our best to ensure there is propane available for grills, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. 🕒 EARLY/LATE CHECK-IN REQUESTS Requests for early check-ins and late check-outs are subject to availability. 🏡 HOUSE RULES • No smoking, vaping, or marijuana use indoors, including burning incense, sage, or any smoke-based substances. Smoking is allowed outdoors only. All cigarette butts must be properly disposed of. Evidence of indoor smoking will result in a $500 fine. No exceptions. • No shoes inside the property. • Maximum 10 guests (plus a baby). All guests must be listed on the reservation. • No weapons allowed on the premises. • No parties or large gatherings allowed — strictly prohibited. • No unregistered visitors without prior approval. If the number of guests exceeds your reservation, we reserve the right to cancel without refund. • No mail deliveries unless personally arranged with the host. • No moving or rearranging the furniture. • Do not unplug electronics, including TVs, cable boxes, lamps, etc. • Pre-check-in or bag storage is only allowed when arranged and approved in advance. • Do not disturb neighbors — no loud noise or music after 9:30 PM. • Tampering with locks or security cameras is strictly prohibited. We reserve the right to access the property if the system is disabled or goes offline — this may result in cancellation without refund. 🐾 PET RULES Pets are not allowed on furniture, including sofas, beds, and chairs. Excessive pet odors or damage to furniture may result in a $200 cleaning fee. Pets are not permitted to pee/poo on the backyard deck. Evidence of this will result in additional cleaning fee of $200. Pets must be crated when left alone in the home. All pet fees must be paid prior to check-in. Bringing unauthorized pets or failing to pay for additional pets will result in a $150 fine per pet. 🕔 CHECK-IN / CHECK-OUT Check-in: 4 PM – 12 AM Check-out: by 10 AM Late check-out incurs a small fee unless otherwise agreed in advance. The house was the perfect spot for our girl’s getaway weekend. The rooms were as pictured and everything functioned well. The backyard looked great, although we were only able to use the hot tub due to the cold weather. Visiting nearby towns was as a nice way to spend the days.

We had great time at Mish’s place! About the house: gorgeous an unique with great amenities. When we came in, there was a little basket of movie snacks for the theater, a fully-stocked kitchen, and beautiful clean bedding and towels clearly laid out for everyone in our group. The room upstairs attached to a bedroom was PERFECT for kids. Lots of space to sit and relax as a group and to let everyone do their own thing. We didn’t plan to be snowed in, but it was truly the perfect place to be with all the snow. Tons to do inside and outside for all the adults and our toddler. Mish arranged for the driveway to be plowed and her team even shoveled paths to the front door, hot tub, and fire pit. The house was clean and cheerful and very homey, and Mish was always responsive to our questions and helpful with suggestions. We would absolutely stay here again!

We had a wonderful stay here. The home was spacious, very clean, and equipped with everything we needed. We especially enjoyed spending time in the projector room playing games and watching football. Mish was always quick to respond whenever we had questions, which we really appreciated. We got some snow during our stay, and they even sent someone to shovel all the walkways, which was a great touch. I would absolutely stay here again and highly recommend it to others.

Went for a ski trip with friends. Had a great time watching football and hanging out at night. Everything was so clean and nice and the amenities were so fun and nice to use. Lots of rooms to sleep in and fit everyone well. Would definitely come back again.

Amazing stay at a beautiful house! Loved that the house was so cozy and clean. We absolutely loved the movie theatre and the hot tub. The kids loved the children room as well. A nice spacious house for a big family or group. Beds were clean and comfortable. Also location was very central to all neighboring towns. Def recommend this place to everyone and will be back again during the summer months. Thank you for hosting my family.

This is a great spot to explore saugherties and the surroundings. Great hikes available within 10-15 min of sriving time. The place it self was as described. It felt midern, well taken care of and well equipped. The kids lived having access to a few playroom and having popcorn while ending the evening in the movie theatre. Hosts were quick to respond and communicative. Would absolutly return and highly recommend it.
