Nestled in the heart of Arlington’s most desirable neighborhood, our beautifully furnished 4 bed/ 3 bath home has the perfect set up to accommodate larger groups under one roof. This is the ideal house for families traveling with children! The private backyard is a perfect oasis to enjoy evenings grilling delicious meals or hanging out by the fire pit. Families traveling with little ones will also enjoy the full playground directly across the street.

The main floor features a stunning living room with a fireplace and 65-inch flat screen smart TV, formal dining room, a fully stocked modern kitchen with a breakfast bar, and two bathrooms. The oversized master bedroom has a memory foam king bed, walk in closet and an ensuite master bathroom. The second bedroom features two twin beds and the third bedroom features a memory foam queen-sized bed. The spacious lower level features a separate entertainment area with a 65-inch flat screen smart TV, fireplace, air hockey table and board games for the entire family. The gorgeous entertainment space (which can be utilized as a 5th bedroom) also includes a dedicated workspace with a computer monitor (perfect for individuals who need to work remotely). The basement level also features a separate, master bedroom with a memory foam king bed and a full ensuite bathroom. The basement level can comfortably sleep up to 6 guests plus a baby. A queen-sized air mattress and two twin sized rollaway beds are available upon request for additional sleeping accommodations. Extra pillows, linens, comforters and towels will be provided for the air mattress per request basis. *Please Read Before Booking* SHORT-TERM RENTAL AGREEMENT: All guests must sign our Short-Term Rental Agreement upon booking. It includes key details like check-in/out times, house rules, and other important stay information. IMPORTANT NOTE: In order to make a reservation, guests must be 22 years of age or older. You agree to adhere to our house rules when booking this home. Please read through them carefully. There is a city noise ordinance that prohibits loud noises after 10pm. The property is in a quiet residential area with long-time residents including families with kids and senior citizens who are sensitive to noise. Violation of this ordinance will be reported to Airbnb and will result in calling the authorities and sending our local security team to the unit to vacate all guests from the premises immediately with no refund. ▸ Checkout time is 10am ▸ Check-in time is 4pm-11pm ▸ Outdoor quiet hours from 9pm-8am. ▸ NO events, large gatherings, or loud music. Filming and Photoshoots are prohibited without Host's permission. There is a minimum fine of $500. ▸ No smoking of ANY KIND is permitted in the unit. There is a cleaning fee of $500 to scrub walls, clean carpets, and treat air if any smoke is detected. ▸ No extra/overnight guests (we reserve the right to cancel your reservation if there are more guests than stated in your reservation). *Please review the overall rules list in the 'House Rules' section below before booking. EARLY/LATE CHECK-IN REQUESTS Requests for early check-ins and later check-outs are subject to booking calendar availability For earlier check-in and later check-outs within 1 hour, it is complimentary For earlier check-ins and later check-outs within 2+ hours, a $50 cleaning service fee will be automatically charged. Please note that while we do our very best to assist with accommodating requests for earlier check-ins and later check-outs, this is not always available due to back to back same day reservation bookings and all requests are subject to availability. We appreciate your understanding! PETS Dogs under 50 lbs (up to 2 dogs total) are welcome to stay for an additional fee of $100 per pet per stay, to cover additional cleaning that is required after a pet stays with us. We also ask that you please keep pets off of our beds and couches/chairs. Pets must also be crated when left alone at home. No cats are allowed at this time. FIREPLACE 3. If gas fireplace remote is lost or damaged, guest will be assessed a fee of $300 fine per lost/damaged remote so that we can order a replacement.

HOUSE RULES below: · We kindly request that each guest booking a stay at our home provide a copy of their identification for liability purposes. • Please do not lock the bottom door under the Schlage lock, as this will prevent access from the outside. Guests are responsible for any lockouts caused by themselves or their group members, and any locksmith service fees will be the guest’s responsibility. · Smoking, vaping, or use of marijuana is strictly prohibited inside the home, including burning incense, sage, or any other smoke-based substances. Smoking is only allowed outdoors, and all cigarette butts must be properly disposed of — any evidence of indoor smoking will result in a $500 fine, no exceptions. · No Shoes inside the property. · No parties, events, birthdays, bachelor or bachelorette stays. · No Extra/Overnight Guests (if you have more guests than stated in your reservation or if the number doesn’t match, we reserve the right to cancel your reservation) · No Mail Delivered here (unless personally arranged with me ahead of time) · No Moving/Rearranging of the furniture (unless otherwise specified) · No unplugging of the electronics (i.e. TVs, cable boxes, lamps, etc.) · No Pre-Check or Bag Storage prior to check-in (only possible when available, upon request, and for a fee) · No Disrespecting/disturbing neighbors. · No parking anywhere other than as instructed at check in · Please leave protective covers on outdoor patio furniture when not in use. · No loud noise or music past 9pm. · Please do not flush too much/bulk toilet paper in the toilet bowl to prevent clogging. No flushing anything down the toilet aside from toilet paper. · Tampering with our door locks, security cameras or internet connection is strictly prohibited and grounds for cancellation without a refund. We reserve the right to enter the premises to correct and restore the security of the home if the system goes offline or is disabled. We reserve the right to terminate your stay with no refund if any of the above rules are broken. This is a wonderful house and a very safe neighborhood! Me and my family members stayed 3 days in the house and visited everything we needed to. Grocery shopping is walking distance and all kitchen supplies make it like in our own home. Great place!

The house was perfect for our group of 7. It was easy to find and right across the street from a beautiful park. Great place for the kids to play or walk a dog. Lots of restaurants and grocery stores close. House was very clean and beds were comfortable. Kitchen had everything we needed to cook. Has coffeemaker and keurig with coffee supplies/coffee ready to use. Bathrooms were fully supplied with shampoo/soap etc. Honestly this is a perfect place to stay for a trip to D.C! We drove to Ballston Quarter and parked and took the metro from there into D.C. Was super easy. Also the shops and restaurants at Ballston Quarter were fantastic (5 min drive from the home). Would not hesitate to stay here again when we come back to D.C.!
